You've gotten the cash offer postcards. This isn't that.
We're Tony and Chrissy Krajcsik and we run a seven-agent team at Keller Williams Real Estate in Langhorne. A few times a year we put on a free workshop for property owners, and that's the only reason you heard from us.
Nobody here is going to make you an offer or call you. The point is that you come away understanding your own numbers well enough to decide what makes sense for you, and we'll give you a straight answer either way.
If this isn't for you, the unsubscribe link in our emails works immediately.
Next session
Thinking About Selling Your Rental? Start Here.
Thursday January 14 at 6:30pm on Zoom. One hour, free, and small enough that you can actually ask a question.
Register
We're the team behind Home.Heart.Community. and we're licensed with Keller Williams Real Estate at 584 Middletown Blvd in Langhorne. Our license numbers are at the bottom of this page if you want to look us up.
The workshops
Free workshops for people who own rental property
An hour each, on Zoom, free. Every session stands on its own so there's nothing to catch up on if you missed one, and nobody gets pitched at the end because we've sat through enough of those to know how they feel.
Thinking About Selling Your Rental? Start Here.
Selling a rental has more moving parts than selling the house you live in, and the decisions you make before listing are usually what decide how much you walk away with. We go through whether to sell occupied or wait for vacancy, what the place is actually worth and to whom, which updates earn their money back and which ones don't, how your lease affects the sale, and what capital gains and depreciation recapture take off the top.
Thursday January 14, 6:30 to 7:30pm on Zoom. Free.
scheduled
Owning From Out of State
Management companies, vetting a contractor you'll never meet, and the township rental registrations nobody reminds you about.
scheduled
Tenant Trouble
The Landlord-Tenant Act in plain English, the eviction timeline as it really moves through Bucks County court, and the deposit rule that costs good landlords money. We bring an attorney on for this one.
You don't have to wait for a workshop
Most of the people we end up working with never came to one. If you've got a question about a rental now, ask it now and you'll get a straight answer whether or not it leads anywhere, including when the answer is that you shouldn't sell.
Send me an address and I'll run both numbers on it and tell you what I'd do if it were mine. There's no cost and I won't call you afterward unless you want me to.
Usually same day, occasionally the next morning if we're at a closing.
If there's a topic you want that isn't on either list, email us and we'll build it. That's where most of these came from.
How the Zoom sessions actually run
The link
Register on Eventbrite and the Zoom link comes straight to your email. We send a reminder the morning of.
Camera
Off is fine. Most people keep theirs off and nobody minds, since we're not doing introductions around the room.
Questions
Chat or unmute, whichever you'd rather. We stop and answer as we go instead of saving everything for the end.
Not recorded
We don't record these. People ask franker questions when nothing is being saved, and that's the point of running them.
Have handy
Your closing statement from when you bought the place, if you can find it. It makes the tax math a lot less hypothetical.
Anonymity
Nobody sees the attendee list except us and we don't share it, so ask whatever you want.
Who's running them
Tony & Christina Krajcsik
We're married, we live here, and we've been selling real estate in Bucks County together for years. Tony owns rental property himself, which is where most of the investment side of this comes from. Between us we run a seven-agent team out of the Keller Williams office in Langhorne, along with five more agents and a full-time transaction coordinator, and we're licensed in both Pennsylvania and New Jersey.
Home.Heart.Community.
It's not a tagline, it's where the business comes from
We run events around Langhorne and the towns near it, and a fair number of them have nothing to do with real estate at all. Almost everybody we end up working with came from showing up at one of those first, which is a slow way to build a real estate practice and also the reason we're still here doing it.
These workshops are the newest version of something we've been doing for a while.
Everything we put on is posted at homeheartcommunity.com.
